Getting Planning Permission can feel like a very expensive game of chance ( I know you've probably heard it already), so if you’re wondering if you could build a house (or houses) on land you own, or if you need to extend or remodel your home of care home building, and you want to test whether a specific design approach is likely to get Planning approval........
OUR DESIGN FEASIBILITY service could be perfect for you.
In order to reduce the risk of wasting £1000’s on a Planning application for a scheme that has planning risk (which generally they all have), we recommend breaking the planning process (and its costs) down into more manageable chunks.
This service takes " 2 bites of the cherry" and looks at both the Principle of Planning, and also looks at a specific design idea that would meet your ambitions. However, in order to keeps your costs down this stage, we are still looking at the fundamentals of the scheme rather than detailed plans.

So how does it work ?
Firstly, after your free "getting to know you" meeting, we’d recommend you book us for an Architects Consultation, when we'll have a look into planning policy & planning history to establish if your project could be viable enough to move onto our DESIGN FEASIBILITY service.
Following a meeting on site to discuss your ambitions, we will prepare 2 or 3 initial ideas, & with you we'lll agree a sketch scheme to submit to the Council for 'pre-application advice'.
The propsals will be made up of :
- Proposed site / block plan
- Proposed site section ( if required.)
- simple 3D massing sketches (showing the bulk of the scheme on the site.)
- Design Feasibility report
We will submit our Design feasibility pack to the Council which gives them the information they need to give Pre-applicaiton advice on the sketch scheme. This is not a public application, and your neighbours or the wider community won’t be notified of it.
Once we receive the Council’s feed-back we will discuss it with you, and then advise on options for moving forward.
Our Fee for all of this is £850
(If you do proceed with this sketch scheme to our Full Design & Planning application then £850 will be discounted from our full fee as this portion of work will have already been done.)
