Extension to an Arts & Crafts Villa in a Conservation Area.

On a prominent corner plot in a Conservation area, this Arts & Crafts Villa in London needed extending and remodelling to bring it in line with modern ways of living, whilst retaining the character features the owners loved.

brick and rendered Arts & crafts house with large ornate chimneys.

Talking through the brief with the owners (a developer client of ours), it became clear that alterations and extensions would need to be made to 3 of the 4 floors of this house to create the home they wanted for themselves and their family.

It's corner plot meant that any alteration made to the rear, particularly at the upper levels would be very visible.

These annotated sketches show the main issues for the owners.

At Cox Martin Design we have extensive experience of taking projects onto site which helps us create practical but innovative solutions, whilst being mindful of planning policy and client budgets.

By extending to the side, we were able to move the basement stair & utility room, freeing up the basement to be extended into a useable family space. This also retained as much of the rear garden as possible.

The kitchen, dining room, and extended sitting room are now all linked, creating a more sociable family space.

Visible from the Conservation Area, the side, & rear 1st floor extensions are traditional in style picking up details of the existing house.

Features such as the corner window and chimneys are retained.

The rear ground floor extension is more contemporary and clad in copper.

Large areas of glazing and a rooflight bring light deep into the plan of the extended sitting room.
