Principle of Planning Service

Getting Planning Permission can feel like a very expensive game of chance, so if you’re wondering if you could build a house on land, you own or are aware of? Or if you need to extend or remodel your building, and you wonder if there would be issues with planning.......
 

OUR PRINCIPLE OF PLANNING service could be perfect for you.

In order to reduce the risk of wasting £1000’s on a Planning application for a scheme that has planning risk, we often recommend breaking the planning process (and its costs) down into more manageable chunks. That way you risk the least amount money at this early stage.
 

So how does it work?

 

Firstly, after your free "getting to know you" meeting with us we’d recommend you book in for an Architects Consultation, when we'll have a look into planning policy & planning history to establish if your project could be viable enough to move onto the PRINCIPLE OF PLANNING stage.

 

If it is, then at this early stage, the planners don’t need the detail, just the overall idea. So, we'll prepare and submit a Principle of Planning Feasibility report which answers their early questions and allows them to provide feedback on the overall principle of planning feasibility. We've learnt over the years what level of information to submit in order to get meaningful advice back, without committing you too heavily early on.

At this stage we aren’t testing the feasibility of a specific design solution, we’re purely testing if planning policy would 'in principle' allow a new building or extension/reconfiguration of one, on your particular site.

How does our Principle of Planning service work?

  

So, following a meeting on site to discuss your ambitions, we will submit a report to the Council in the form of a pre-application feasibility which gives the Planners the information they need to give advice at this early (pre-design) stage. This is not a public application, and your neighbours or the wider community won’t be notified.

 

Once we receive the Council’s feed-back we then help you to understand the implications of their advice. 


Our Fee for all of this is £450 


With positive feedback from the planner, we then discuss your options for moving forward to our full design & planning stage.

(If you do proceed with this principle of Planning proposal to our Full Design & Planning application then £450 will be discounted from our full fee as this portion of work will have already been done.)
